Square footage: the single biggest factor, more space means more time on site
Frequency: daily service costs more per month than twice-weekly, but usually less per visit
Layout and surfaces: a lot of glass, tile, or awkward furniture takes longer than open carpeted space
Washroom count: more washrooms means more time, every single visit
Access hours: after-hours or early-morning service is standard and usually doesn't cost extra, but ask

A generic per-square-foot rate looks simple, but it hides the real variables: a 2,000 sq ft office with two washrooms and heavy foot traffic takes longer than a 2,000 sq ft office with one washroom and light use. Two businesses the exact same size can have very different actual cleaning needs.
